Written Disclosure Waiving Broker Duties and Responsibilities
(Listing Agreements)

As required by Oklahoma law, the Broker must provide written disclosure to the party if the Broker and the Party have agreed that the Broker will provide fewer brokerage services than those required to complete a transaction.
The undersigned party hereafter referred to as the Seller, understands and confirms that the Broker will provide the following services only:

As seller I waive the Broker from any and all responsibilities that are unchecked below.

Compensation Agreement

 

I, or we, the undersigned Seller of the following real property, to-wit:

, do hereby agree to compensate the undersigned Broker All Family Realty the amount shown at the right for total services, for the above stated limited services agreement rendered  in connection with the sale of the above property pursuant to :

1.  Agreement between the two parties to prepay for listing for 1 year at the price the Seller sets or,

2.    Agreement to pay from the proceeds from closing the transaction only if the closing of the above described real estate is consummated pursuant to the terms of such contract of Sale of Real Estate.  Both the Seller and the Broker agree to list the property for Total Services Amount shown above, but the above amount for limited services will remain the same and will be based on completion of the contract for sale not based on a percentage of the sale price.  The final sales price will be between the buyer and the seller not the Broker.  If the buyer does not accept the above agreed listing price for the property or contracts with a buyer who is not represented by a broker the buyer will still be bound to compensate the Broker at closing. If the property does not sell then the seller owes nothing.

This agreement shall be binding upon and shall inure to the benefit of the parties hereto, their respective heirs, personal representatives, successors’ and assigns.
